Scope: clear the drain-line stoppage — snake the toilet drain line to restore the flow and test the drain; and remove and reinstall the toilet — pull the toilet to open up the line, then reset it on the flange with a new wax ring/seal and the closet bolts and leak-test it. Both services are priced above; the discount brings this visit to $800.00.
Notes: the price covers the drain-line stoppage clearing and the toilet remove-and-reinstall. If the drain line is broken, collapsed or blocked beyond what the snake clears, we stop, tell you what it needs and quote it before any further work. If a broken closet flange or rotted subfloor is found once the toilet is lifted, we stop and get your approval before any additional work. Jobsite will be left clean once completed.
Not included: repairing or replacing a broken or collapsed drain line; a main sewer line blockage or roots; closet flange or subfloor repair if damage is found; tile, flooring or baseboard repair; mold or mildew treatment; permits.
